Direct answer
Texas law does not set a maximum security deposit, so the amount is whatever you agree to in the lease. After you surrender the unit, the landlord generally must refund the deposit minus lawful deductions and provide a written itemized list within 30 days (Property Code §92.103). Give a forwarding address in writing—the landlord’s refund/itemize duty is tied to that. Not legal advice.

What to check in the lease and at move-out
Amount and uses
Confirm the dollar amount, whether any portion is non-refundable, and whether the lease tries to treat fees as “non-refundable deposits.”
30-day refund / itemization
After surrender, the landlord generally has 30 days to refund and itemize deductions in writing.
Forwarding address
Provide your new address in writing. Texas rules tie the landlord’s obligation to refund or itemize to receiving that address.
Late fees are separate
Late fee rules (including a waiting period after the due date) are in the Property Code and are not the same as deposit rules—read both sections.
How Contract Checked helps
Upload your document and get a plain-English report: risk ratings on specific clauses, protections that are missing, and the questions to ask before you sign. Then ask follow-up questions about your own document. You see the credit cost before anything runs.

Frequently asked questions
Is there rent control in Texas?
Texas generally bars cities from adopting rent control, so increases are limited mainly by your lease and its notice terms.
Is this legal advice?
No. Contract Checked gives general information and an AI reading of your document. It does not create an attorney-client relationship. For a dispute or a decision with a lot of money at stake, talk to a licensed attorney or a local tenant or worker organization.
Can Contract Checked review my document?
Yes. Upload a PDF, Word file, pasted text or a photo. Sign up free for starting credits; you see the credit cost before anything runs. The report is plain English and is not legal advice.
